Planning Permission

All building work requires approval from the local authority in order to be classed as habitable space. Certain extensions can be done as a permitted development, such as a loft conversion or a single storey extension up to 3m in depth.

You should always apply for a Lawful Development Certificate to make sure your proposed extension falls within the permitted development rules. Depending on the proposed scheme there are various types of planning to apply for. Each application requires full plans of the existing and proposed scheme and potentially other supporting documents.

Scope of Work

The scope of work is a document put together with all the information you need to tender for builders.

We highly recommend you factor a document such as this into your budget, it not only ensures you are quoted accurately by builders but bridges the gap between tendering your project and commencing construction.

The scope of works breaks down everything the builder needs to know room-by-room, including items such as – fittings, fixtures, and additional items which may change the price.
